cracks in victorian terrace

Hello
This is my first post and hoping for some advice please :). We live in a victorian terrace that needed a structural survey when we first bought it in 2000 it came back that the movement was long term settlement and mortgage etc went ahead. The main body of the house has a cellar but the extension at the back does not.
Anyway cracks have appeared where the two join together. I don't know what to do now as we were just about to put in a new bathroom and sell it. People say I shouldn't contact my insurance as it will take a long time and cause problems with the sale? Could anyone please advise how long a claim usually takes on average? Would anyone recommend getting someone to look at it before contacting the insurance?
I'm in Manchester could anyone recommend anyone to use if they have been in a similar situation?
Any advice would be really appreciated please...
