How much does a solicitor charge to buy/ sell your house?

going rate goes by the value of the house (no idea why really...) and (for example) is about £500 for a £500k house, give or take. Every time I try the percentages on that I make a fool of myself but you get the idea!

in addition:

• VAT
• search fees
• CHAPS fee (to transfer completion money)
• land registry fee (Depends on house value)
• ID check

you should go for 'no complete no fee' - you'd lose search fees but would be able to recoup some of the work.

solicitors don't need to be near you (surveyors do), they just need to be able to do a competent job and turn things round quickly.

So, maybe 1k in total if selling a 500k house?

I would say use £700 for a sale and same for purchase, so a rounded £1.5k in total

We were quoted less for a purchase than a sale by three different conveyancing solicitors.

seems about right. Don't forget survey, stamp duty (on purchase) and agents fees (on sale)

as an example; I sold for a bit over £600k and bought for a bit under £300k. It cost £20k to do that including two lots of removals (there was storage in between which isn't in the figure). Most of that is the stamp duty and the agents fee - they did earn their money though, it was a painful sale as we had a messer-abouter in the chain.
