It's gorgeous!

Feel a bit like I'm turning into my Mum with the negatives, BUT: is it on a flood plain or at risk of flooding?

And how is it heated, and will it be warm enough in the winter? Does it have damp problems?

Do you have primary-aged children? The most local school has a tiny intake of 15 children each year. I'm not sure how catchments work in Oxon, but also it is not in catchment for the most local school - it's in Hook Norton's catchment. It would be wise to check with the LA whether you'd be likely to get a place at either school if you need one.

Secondaries are a way away - nearest seems to about 4 miles away, again check catchments/ cut off distances.

It's worth checking out its sale history - lots of changes of ownership would make me wary.

The neighbouring pub might be quite noisy as it also does functions. That is probably why it's cheaper than you might expect.
