Which Estate Agent? wwyd?

We are about to market our house and have had two valuations by two local agents but I'm not sure which one to go with.

EA 1 was very positive about the house, said that there is a gap in the market which this property fits into, lovely location etc.

EA 2 had a good look round said it was lovely and valued it 10% less than EA1. When I queried this he agreed it could be marketed at the higher valuation (I realise that it's only worth what someone is willing to pay for it)

So onto the dilemma. EA2 has a higher internet profile than EA1 in that they are on Rightmove and Zoopla,House Network etc. EA1 only Rightmove.

We have history with EA2. Several years ago they sold a property for us, undervalued it then didn't pass all of the offers on resulting in us being around £30K out of pocket. I vowed and declared we would never use them again after such a fiasco.

The thing is we need to sell as soon as we can, being in the north the property market is only just starting to pick up and the house is larger than average, not top end but near the top.

So, should we go with EA1 or EA2 wwyd?

My Gut instinct is for EA1 but I'm not sure if that's because of what happened before with EA2 and I don't have the time to cock this up!

Given you feel they didn't do a good job last time, why would you even consider EA2? Is there another one in the area you could also contact?
