I need advise on a Loft conversion

I am looking at converting my loft in in a top floor terrace flat into an extra bedroom unofficially but with a regular, bogstandard staircase (no hatch and ladder sort of job). I know it wont count as a "bedroom" if I go to sell but would it still count as a "living space" or would it just be purely "storage space"? Please help me as I am looking to "rearrange" the internal walls to change rooms etc and this really effects my future plans!!

I'm not an expert but if you do not have proper building control approval I think it would cause you a huge number of problems when you try to sell.

It would just be storage space I'm afraid. Much better to do a proper job first hand. You may also need permission of the leaseholder as you might not actually own the roof.
