Please help me improve this listing

It belongs to a family member. Looks immaculate (beautifully kept, maintained and modern with manicured garden and neighbouring properties) in 'real life' but I don't think the listing reflects this. What can I do to help?

Personally I think it does look immaculate - some of the decor is a bit dated, but other than that it is well kept.
Why are you concerned? How long has it been on the market for?

Not long, it's just strikingly lovely when you visit, and not so much on the photos.

I agree, you know its immaculate from the photo and the garden is well maintained. I wouldn't be fond of the decor but it is inoffensive and easy to change.

Looks immaculate, but almost too bare.

In the pic of the lounge, a picture over the mantlepiece would really improve things.

One pic of a bedroom (pic 9) just shows a double bed & wardrobe & makes the room look small.

Pic 10 - I do not get the reason for!

Floorplan could do with being much earlier on in the slide show.

Pic 7 0f the bathroom could be improved with a few nice bottles of stuff on the shelf.

But it is all nit picking by me & I'd view it in a flash if I were after something like that.

It's lovely and clean and light, so three definite plusses. And oh wow, what a view!

On the downside, it looks a bit like an older person's house, so that might not appeal to a younger/family market?

Some ideas (please don't think I'm being rude, I'm brainstorming aloud)

  • lounge: the cushions and rug are a bit dated and a bit bland. Maybe replace with something with a slightly bolder and more modern print? There are a lot of really nice but inexpensive Orla Kielty rip-offs doing the rounds! Ditto for the plant pot (buy something zingy from Ikea) and definitely second the idea of a nice mirror over the mantle.
  • kitchen: this looks a bit utilitarian, kind of like it's been tidied for the sale. How about staging something a bit homelier - maybe with a bright, contemporary tea towel on the cooker, and some carefully considered clutter on the worktops - think pretty containers, cake tins, etc. Get stuff that works with that cream, so it looks a bit less harsh with the grey, perhaps wooden lids or a modern print on the containers? Get rid of the squash bottles and washing up paraphernalia so they're out of sight.
-dining room: maybe go for some crockery that's a bit more contrasting for a bit of colour - or even just some lovely coloured napkins if finances won't stretch? Take off water glasses and put out wine glasses? And what about a slightly bolder centrepiece - a larger glass bowl filled with apples would look good. Personally, I'd take off the curtain tiebacks too.
  • bathroom - wow, looks great! Maybe add a couple of white candles on that surface and some luxurious looking bath salts?
  • both bedrooms - those duvet covers/bedspreads are dated. It shouldn't matter, but some people won't see beyond it. So maybe get a cheap blanket from Ikea and a new cover from somewhere inexpensive to replace. Also, if finances stretch, a couple of pairs of their cheap, floor-length cream curtains would look a bit better than the shorter, matching curtains currently in place. If finances allow, something in that large blank space over the double bed would look great.
  • hall - lovely to see the woodwork, but maybe take out the table, which looks a bit lost?

Oh, and I think the gardens are totally drop-dead gorgeous, by the way! And I am sure the changes I have suggested, while they might appeal to a younger market, might actually put off someone older, so please treat with a huge handful of salt!
