Attracting a buyer in a slow market.

Anybody experienced this?

The region we're in is very slow house wise and I think we'll struggle to find a buyer. Some houses in the area have been up for four years Shock

We're asking below what the house is worth and it's clean, nicely decorated and in good condition. It's in a reasonable area, but not one that has outsiders moving in to it ifyswim.

It's been on the market for two weeks now and not one phonecall Sad

Make sure you have really wonderful photos because most buyers now days start their search online. Do you have an agent? Have they made any suggestions?

What is your judgement based on for what your house is worth? You think it is less than what it is worth, but that is something that the market dictates - if you have no interest then it may be worth less than you think. Please don't hoik judgy knickers at me, but I worked in estate agency for many years (not any more!) and the bottom line to the value of any property was what people were looking were prepared to pay. To give you an example of what I mean - a property in our road has recently sold for much over the asking price because there were so many interested buyers, but my friend has just had an offer accepted the other side of town much lower than it was on the market at. They didn't have any offers and were desperate to move because they were relocating for a job offer. Does that make sense? IMO there aren't people looking to pay what you are asking for in your area, so if you can afford to you may need to consider dropping the price. And of course, as OP has said, a professional estate agent - and there are some out there - will have taken good photos... people shop for houses online and it can make or break their interest in viewing a property.
