How much did your loft conversion cost?

We are thinking of converting our loft into another bedroom. Property is an average sized semi.
Just wondering what we may be looking at paying out.

We were quoted 30/35k yrs ago for a large loft 17m by 15m with tall pitched roof. We are in the west country tho which can be a lot cheaper than elsewhere. That included a staircase, 8 velux and creating 3 rooms one of which would be a bathroom.

c.£40k in south London. Was quoted £35k but with carpets, tiling, bathroom fittings etc it crept up pretty fast. Probably went a bit over 40k.

I have been musing about converted my loft into an extra bedroom, but after reading the above posts, maybe not! That's an awful lot more than I was hoping. Mind you, it would just be the one room and stairs to get up there, not three rooms inc. bathroom.

Has anyone converted in a tiny terrace? How much would that set me back?

Pink do you mind me asking what you got done, how many rooms? If we did a loft conversion we'd only get one room and shower room as we only have a 2 bed terrace.

That seems cheap pink, we've been quoted far more. Can you tell me who did it?!

We've recently paid around £36k for a bedroom with dormer, approx 17 x 15ft, shower room and two velux windows. This includes everything apart from decoration and carpets.

Thanks everyone. We are in Belfast so may be a bit cheaper than London (here's hoping!). Don't know if we would be putting in bathroom/shower room so that may also keep costs down.

Depends. Are you just planning to do a velux conversion or do you want to add a dormer for more headroom? In Victoria properties (in certain areas) you can add two bedrooms by converting the main loft and extending over the outrigger. Also do you want to add a bathroom upstairs as well.

The cheapest velux option with no bathroom is circa 25k excluding fitting out costs. The two bedroom dormer conversion with a new bathroom is circa 45k in my part of London. One bedroom and a bathroom excluding fitting out is about 35k. These again are S. London prices (I live in Dulwich)

Sorry, got you confused with op who also has a semi. May be less for a terraced. A friend got the stuff all done separately - design, builder etc. - on her terrace and it was definitely cheaper, but I preferred having it all project managed by one firm so was worth the extra.

It made a double bedroom with built in wardrobe and eaves storage with a proper staircase. Not one of those scary reciprocal staircases
It was done with full building regs and was less than £20,000

detatched 1930s house - loft bedroom with ensuite and full size staircase and built in wardrobes. 2 dormers and 2 giant veluxes. cost about £35k all in. (south west uk)

Victorian three bed terrace 20k last year. One large room with velux at front of house and dormer out back. Proper staircase too. We had to have a couple of first floor ceilings lowered which added to cost. We are in south manchester. We went with a builder rather than a specialist loft company. Really happy with result
