Positive selling after intial buyer pulled out stories wanted!

We've found our dream home, we've just exchanged contracts.

The person buying ours has suddenly decided not to (doesn't want a flat after all).

I know it's all personal but would like to know of positive outcomes, we don't want to lose dream house (and you know, the £2k we've thrown about already)!

No viewings booked yet, telling dream house man today. So fingers crossed.

If you've exchanged on dream home then you are now obliged to buy it no matter what, so it's not dream house man's problem really. Which is why usually you wouldn't exchange on your next place before exchanging on your old place... Is there a completion date set?

On the plus side it sounds like the reason your buyer pulled out is nothing to do with the flat itself, so hopefully you'll get another buyer quickly. best of luck.

Surely if you've exchanged contracts they can't pull out. We had a buyer pull out at the very last minute a few weeks ago, contracts were signed but not exchanged. We managed to sell again within the week and things seem better this time bit I have definatly leant my lesson not to be sure of anything untill we have the keys in our hands. Good luck, it's gutting when your buyer pulls out.

Ah ok well at least you haven't exchanged yet on dream home. Hopefully dream home man will be patient. Hope the open day goes well - agent must expect a fair bit of interest to be doing an open day I'd have thought?

Ah in that case yes. Our chain collapsed twice on our sale in quick succession at the beginning (nothing to do with our house) then our buyers lost their buyer 8 weeks in. But it all came good.

Just sympathy from me-same thing happening to us!! Buyers pulled out just before exchange. We luckily got another buyer a few days after. Best advice I have is to keep harassing your ea's re viewings. Pile on the pressure and get them to earn their commission!

Ours isnt a done deal at all.. new buyers are part of a chain which is moving sooo slowly that dream house vendors keep threatening to go back on the market. So stressful!

Thankfully our EA are 'good' (as they can be), as our sale and the sale of dream house are both through them it's in their interest (to get paid!)so hopefully they'll pull out all the stops!

a similar situation worked out very well for us:
buyer pulled out (the day after D's was born!), had to put the house back on the market - viewings with a newborn not fun. But, out dream house settler was patient and waited for us, sold our place for 12k more. Eventually moved 9 months after the offer was accepted.

Our buyers, buyer (tosser) pulled out.
But luckily our sellers weren't in a rush as they hadn't found anywhere and were moving in with family.
We got another buyer (someone who had viewed before and were in rented as they hadn't found anywhere they liked as much).
So it all worked out in the end, but we had the most stressful few days.

Found our buyer in Dec, offer accepted on house we liked early Jan, buyer pulled out mid march, we got a new buyer within the week for same price which was amazing as took 6 mths to get the first and we moved in a month ago. We were very lucky our seller waited for us, esp as they had already bought their next property from the start. They wanted to sell to us as we were a family rather than developer.

Our buyer pulled out on the day of exchange and we lost our 'dream house'. 6 weeks later we exchanged on an even better dream having found another buyer.....stay positive!

Here's our positive story. Accepted an offer below asking before Xmas wanting quick sale. After weeks of faffing about buyers did not get their mortgage. We had already relocated into rented. EA remarketed at higher price (outer London) and we had two offers over asking, chose one and completed in about eight weeks.

Had offer in march bloke took ages and got refused his mortgage in June such a waste of time. Had an open day that weekend and had 3 asking price offers on the Monday.
