Is anyone else finding it really hard to sell at the moment?

Just that really. Been on market 5 weeks, a bit of interest in 1st week and nothing at all since.

Agent just says it's like a light has been switched off throughout SE due to new mortgage requirements and media talk of interest rate rises, but I am quite concerned now.

Is it just us or is anyone else getting 0 viewers?

We've been on the market since April and only had 2 viewers. If I lower the price any more then I will be giving the house away! We live an area where houses arent moving well and its horrible.

tbh, I'm sorry, but I think that house prices have gone up far enough.

I dont come on this board quite often, but some posters put up pictures of the house, and the asking price to see if anything needs to be altered?

I dont know if you are normally on this board or not.

Another question generally asked is is the house priced correctly compared to other houses in your street/area.

I'm in the South East and they are selling like hot cakes around here. Is the price over ambitious?

Really Chicken, where in the SE? We're Bucks/Oxon border and nothing in our village is shifting. They're all over £1m, I think perhaps the Stamp Duty may also be an issue at this price. We already dropped by £100k after the first week but still no interest. Ours is one of the cheapest, and is £200k cheaper than a smaller house across the road.

Oh yes I remember your other thread. Could you see if your agent could get your house into one of the national newspapers such as The Sunday Times property supplement?

We are the same (SW). Been on 6 weeks. House is priced at £10k less than what we paid for it and we have spent c£30k on it. Fortunately the house we want to buy is not shifting either.

We are in Wales. It is the cheapest house on our estate and up for 27k less than I paid for it. We want a bigger house so am prepared to take the drop.

settingsitting I agree that house prices in many areas have risen too much but I keep hearing about all these price hikes on the radio and it grips my shit because it really isnt the case in our area.

it's not that London is the only place that matters, but that it generally sets the trend for what is happening. When prices go up there there is generally a ripple effect outwards. Ditto when prices go down.

I think I saw your other thread mumble and the house you are selling is really lovely but the price is very high (as in out of most people's budget, not overly priced!) and so the type of buyer you are looking for aren't as common. I don' think, outside of London don't flame me for saying that 5 weeks is a long time to be on the market, I'd only worry if it got to 6 months.

I know, but I think I wouldn't be as concerned if people were at least coming to see it! I'm so fed up of keeping it immaculate . Tidiness is not my primary virtue

But how many million pound viewers can there be out there? Your house is really lovely Mumblechum but would probably always take a bit longer to sell than a 3 bedroom semi. Things may even stay quiet in your area until September when the children go back to schools. Good luck.

It's deadly quiet round here too. Add world cup for one of the reasons. Now it's school holidays. I'm not expecting any viewings again until Sept.

I did a Rightmove search for houses in the same price bracket as us in a 5 mile radius & up came 99 with only 5 under offer or STC. Some have been on the market for 12 months plus. A house similar to ours size/price/location did an open house last weekend and according to the estate agent only got two couples through the door and neither have come back to make offer.

Just glad we're moving because we want to not a need to relocate for jobs.

Chicken mine is very much bargain basement in this village where there are houses worth up to £5 million!

Our estate agent just emailed me our Rightmove performance. If you haven't seen it, it shows how your property is performing in searches & how many click through against average for your estate agent. Interesting especially if you are weighing up another price drop.

I'm in derbyshire. Been on the market 4 weeks. Had one viewing, who offered, I accepted, they withdrew. House identical to mine, and opposite, sold in one day in May. Next door neighbour sold in March. Mine is 2.5k more than their asking prices. Very little for sale in my village, less than 10 3 beds between 140 and 180k. Mine is 165. Agent says there is no demand. I'm tired of keeping tidy too!

Yup... We have sold stc twice. Both times the buyer has ended up in financial difficulty and pulled out (one a week before exchange) both were investors. Could cry as I'm 4 months pregnant and have a 7 month old! Could really do with more space and less stress!! It's so frustrating !

Unless you're London or London commuter belt (no more than 1.5 hrs door to door, usually under 1 hr on the train) then everything is moving much, much more slowly. Thank your lucky stars you're not up north. Our property in Yorkshire was on the market 4 months before we got an offer under the asking price and bit the buyer's hand off and it's been three months and we've only just settled on a completion date.

Plus now everyone's worried it's another bubble.

We are commuter belt, but as you say, there's a lot of nervousness around. Oh well....

I just sold my house in 2 weeks. We have 30 viewings and 3 offers. But it's much much cheaper than yours and in a very popular area in the NW. Houses go like hot cakes round here, but this also means we got outbid on a house we really wanted...
