Basically, Im being a spoilt brat. I have a dream of a huge kitchen.
DP and I are in the process of buying a house that needs a huge load of work. Nothing will be left untouched. Here is the floor plan. What we are planning on doing is blocking up the doorway between the dining room and the lounge, taking out the bathroom and putting it in the garage and knocking down the bathroom walls and the "inner room" walls. The stairs will also be removed from the dining room. So the downstairs would basically be one open space with only the current kitchen (which will be utility room) and the lounge separate. The space that we would have for the kitchen diner would be 4.5 x 6m. Please help me use this space wisely.

Is there no other layout you can do, that doesnt involve moving the stairs as that could add £20k? Or do you not need to replace those stairs?

As long as there are no structural walls then the layout you propose sounds great, although does the front door come straight into the living room now?

The other 'room' I would suggest the back door comes into the utility area, rather than the kitchen area - especially as the bathroom will be off this part too. Hard floors for pets and muddy feet to come in and go straight into shower.

The chimney in this part could be used for a range cooker, or could be used as an open fire/woodburner in the dining area.

Do you have children, ages? what style do you like?
