Selling a property in Edinburgh - costs?

I now live in England but have a house in Edinburgh I now want to sell.

I am after any idea of solicitor and estate agent fees in Edinburgh for selling. I would only be selling.

Do they charge a commission % of the selling price and then add on the conveyancing fees?

Any advice welcome!

The house is worth between 310 and 330k.

I can maybe help a bit with this one. Estate agents and solicitors are not always one and the same and you can theoretically have an estate agent with a totally separate solicitor to do your conveyancing. Having said that, a lot of solicitors are also estate agents.

When I recently sold I went with my agent on the basis of a fixed fee for the sale, which included certain aspects of the marketing but not everything (there was an additional cost for advertising in the ESPC which is where everybody looks in Edinburgh) and I think covered the conveyancing as well. There are a couple of places that are doing fixed fees- Mov8 is one of the well known ones and charge 600- but check the fine print carefully for any exclusions or additional charges. It's worth shopping about and getting a few quotes. The cheapest is not always the best, I might add. I personally would look for someone that is happy to work with you and do things online/by email.

Before you can do any marketing of the property by law you will need to get a Home Report, the cost of which is generally based on the price of the property-I think for that bracket you are looking in the region of 500 although it may have gone up by then!

We used Hadden Rankin for the legal side, and the Property Shop in Stockbridge for the photos etc. Both great.

In edinburgh you are better with a solicitor estate agenct purely because they can get you in ESPC which is where everyone looks. Rightmove isn't a big deal in edinburgh so is definitely suggest that route.

There is likely to be a marketing fee. Payable upfront. Costs vary. We are £312.50 for example. Professional photography, floor plan advertising etc all included.

Home report is a legal requirement. Includes a survey, mortgage valuation report, epc and a questionnaire that you need to complete.

Commission once sold varies greatly.

Conveyancing costs for conclusion of missives can vary a lot as well. There are outlays over which solicitors have no control such as searches that need to be factored in as well.

Shop around. Where in edinburgh are you?

Good news is edinburgh market is improving.
