Private house sale - what info do I need off vendor?

Got a second viewing on a house I love tonight, just so my dad can see it really, and I think we're going to make an offer (we've already discussed prices and the vendor has said what she's prepared to accept, which is what we're prepared to pay, so all good!).

What info do I need off her to start the ball rolling? Presuming just name, address and phone number to give to our solicitor?

You will also need the name, address and telephone number of her solicitor, as they will deal with all the legal stuff. They may not have got a quote yet from a solicitor, so don't panic if they can't give you the details immediately.

Obviously you don't normally discuss prices with the vendor, the agents deal with this. Although, they might be prepared to accept a certain amount, they may still try and push it up a little once you've made an offer, so gently make it clear that your offer is what you can pay and no more.

Well they've had it valued by three agents at about £130k but said they are happy to take £125k so as it stays below the stamp duty threshold, and if we buy it, it saves them having to pay estate agents fees as they've not instructed the sale yet.

So, if it's a private sale, how did you get to hear about it and have a viewing? I'm only asking because if an estate agent "introduced" you to the vendor, they may legally be entitled to expend the vendor to pay their fees.

It's a friend of a friend selling so I heard about it through them. They've had it valued but are doing a few bits of work before putting it up for sale so not instructed an estate agent yet.
