Is there anything different? I'm assuming you make an offer and then instruct solicitors as you would normally?

Yep. I bought my first house this way. I found it easier tbh. Make sure you have good communication with the vendor.

Well done - I never understand why people pay so much to estate agents and have worked for one! As long as you have an email and mobile number for the vendor you will probably find it much easier. Just come on here and ask anything as and when it crops up. If you know the process well then you won't have problem.

I'm off to view a house later today! Only found out yesterday that I can definitely buy and then someone I know says they know someone who is looking at selling, in the exact area I want and at the right price! So exciting Grin
