Urgent - does anyone know how I can advertise my house myself in SCOTLAND?

Hello

I need to sell or rent my house pretty desperately.

I don't really have much money and in Scotland you still have to pay for a property enquiry certificate up here, whether it sells or not.
Obv I'd have to get one for a seriously interested purchaser but I don't want to be paying out any more than I have to up front in case of no sale, iyswim?

Any advice would be greatly appreciated!

I've friends who've sold 3 houses with a sign in the window!

I also sold my 1st flat by putting a sign in the window. Lots of people drive around the area they want, looking for property for sale. It's a good idea to buy a cheap pay as you go phone, and use that number on the sign. Good luck.

It looks like there is no way round a Home Report www.scotland.gov.uk/Topics/Built-Environment/Housing/BuyingSelling/Home-Report/sellers/faqs. You would be breaking the law if you tried to sell without one. I think prospective buyers would also be put off if there is no report.
Some surveyors will let you pay the cost over 3 months.

You MUST by law have a home report before you can market your property in any format.

Yes, you can pay some surveyors in instalments but the admin fees for doing so can be hefty - plus they run a credit check on you just to forewarn you.

Where are you? Some estate agents let you defer fees until sale. I can tell you if there are any local to you. I am a scottish agent.

thanks, I'll pm you, Crutchlow.
We'd pass a credit check no problem, no history of bankruptcy or anything just stoney broke.
We want to market the house for sale.
We also want to rent in the autumn and don't have money for both!
