Agent coming on Thursday to take photos - help with kids room needed

First time seller, agent coming on Thursday to take pictures.

Every other room in the house I'm not too worried about; no over the top feature walls or obscure art, all fairly neutral and after a weekend of cleaning and tidying pretty clutter free. Only concern is my DS's room. Will post some photos below and could use some advice about what I should stick up in the loft.

Obviously it will still be his room until we move so don't want to take away all of his toys, books and games etc but some more could probably be hidden. Should I take down the canopy leaf? The posters/picture? Get a plain bed set or does that not really matter too much? Leave the car mat or hide it?

Any help appreciated. Will attempt to post a panorama image and a couple of straight on ones.

I would take down the canopy leaf & put away the car mat just for the pictures. It will make it look less "busy" iyswim - then you can put them back again afterwards. It's quite obviously a child's bedroom & I think people can look past that at viewing stage. I think it matters more in the pictures as people are making a decision based only on what they see & can linger on pictures a lot longer without getting an overall sense of how the room/house feels.
It's much neater & nicely decorated than many other children's bedrooms & general bedrooms in houses I've looked at recently to be honest!

Take half the toys away, leave a couple of teddies on The bed and shove them in your car boot while they take the pictures. I'd also take down the green leaf dangly thing if you can. Apart from that it looks like a great kids room.

I think it looks lovely, OP! Clean, tidy and colourful with space to play. Not sure you can ask much more from a child's bedroom. The only thing I might do is get rid of the toy crate ( with the keyboard in) by the shelves to avoid giving the impression there isn't quite enough toy storage.

The main things people want to see are 'is there enough storage and does this room work for its purpose?' Perhaps taking one crate of toys to the garage for the photos would help but otherwise I think it ticks both boxes.

decor is your choice and if people don't like it, they can see past it.

I wouldn't worry. It looks tidy and is a child's bedroom. The photographer will usually move anything that looks strange (if they are any good). Also the EA didn't use any photos of our kids rooms even though they are nicely decorated and tidy. Don't fret too much.

I've always been of the mindset that people accept kid's room as long as they are basically clean and tidy.

If they have kids they understand what it's like, if they don't, they just discount all the toys as they don't have them.

If you do want to make any changes, I'd just take down the canopy leaf and take the teddies off the bed and thin out the ones on the wall for the photos, but not to worry for viewings

Great, thanks for all the replies. Big leaf, half the teddies, car mat, and crate will be evacuated in the morning between DS going to nursery and EA arriving!

I got them from Etsy Perfect. Just type in Pixar prints and there are loads of sellers, most will do a deal if you are buying more than one. Wish I'd got the Nemo one too!

I think it looks lovely. The only thing I'd do is hide away some of the teddies on the bed.

The room looks good as it is on the photos, just make sure it's as clean and tidy as you can reasonably get - had 30 mins notice for one viewing so house wasn't brilliant, but lady still put in an offer so people can see past things. My daughter's room is very pink and I couldn't face painting it before sale - just as well I didn't as the buyer has a daughter a little younger so will be ideal for her initially. Most people do expect to change a few things in the first year or so.

I agree, kids rooms are ok to be cluttered! I love your book storage idea by the way - are they ikea spice racks? I screwed one of those onto DS's cabin bed as a little shelf,worked very nicely, but book storage is even better! (Apologies if they are in fact hand crafted bespoke book storage costing hundreds )

Agree, just car mat and a few toys. It's a lovely room and I am heading straight to ikea for spice racks. Genius!

Genius idea with the spice racks and it is a fab room.

I would keep the car mat, otherwise the carpet is a bit bland imo.
Definitely lose the leaf canopy.
Remove the wicker box with the guitar in it.
I'd thin out the shelves of the smaller cluttery stuff a little for the pics.
Pic 3 with the bed and spice racks - remove the stuff from under the bed so it looks nice and clear.
Teddies off the end of the bed, but maybe leave "Monster"

Leave it alone, it's a child's bedroom, that's actually large enough to store a child's stuff.

Assuming you are selling a family house, surely that's what buyers are looking for.

Your agent may not want to include photos of your children's bedroom in the marketing details. When we were selling a couple of years ago I asked the agent not to include pictures of my dcs rooms as I felt a bit uncomfortable about it. He said he never did anyway.

For a child's bedroom it's tasteful and tidy - what more could you want! I honestly don't think you need to do anything. The car mat - I can see someone might think that was the carpet so that might be an idea.

All done, agent seemed happy. Thanks for the advice. Now fingers crossed for a quick sale!
