Loft conversion costs??? I

We've found a house we love. But it's only 2 bed. And we really wanted 3/4. All the other houses on the street have loft conversions so planning shouldn't be a problem. But how much would we need?? Need an idea for budget before we make an offer...

Ideally we would put two bedrooms and a shower room. Can anyone tell me how much there's was??

In London for 2 bed and bathroom about £40k plus planning (certificate as doing under permitted development), buildings regs, party wall agreement £2k. Slate finish.

Depends on the shape of the house and where you live. However, 50k inlcuding floor and bathroom fixtures and all design fees should be the upper limit in most of London for a dormer and an extension over the outrigger. Other parts of the country I am sure it could be much cheaper and similarly if you only do a velux conversion for instance.
