Looking to move to Dartford/Greenhithe? Nice areas/prices?

Hi I'm looking to buy a 3 bed house, for no more than 200,000 in the above areas. I wondered if anyone could give me areas to avoid (I have 2 young children so safety low crime is key). Ideally I would love to move to Sidcup or Bromley but obviously they are way out of my price range. Is there any nice GREEN areas around those places? I've lived on a farm my whole life, but have to relocate as partner has a new job in East London and obviously don't want to move there lol. I still want some feels of some countryside. Help ????

£200k will not buy you the desirable areas in Dartford or Greenhithe.

If you do look in Dartford, avoid anywhere near the town/station. Stick to DA2 postcodes. The outskirts are more pleasant.

Villages in these areas include Bean, Horton Kirby, Wilmington, Longfield but 3 bed houses go for far more than £200k.

£200k would only buy you properties in areas you would deem undesirable - Thamesmead, Erith.

Three beds in Sidcup/Welling/Bexleyheath are at least £260k.

Very depressing to know that even outside/outskirts of SE London are still out of reach.

If you go a bit further out to gravesend or medway you will be ok in your budget or look at essex. is your partner driving or public transport to work. much of north west kent has a bad reputation but I live there and its fine.

It is depressing. Everything seems so expensive. We are temporarily living in Thamesmead already, I absolutely hate it! A concrete prison filled mess :/ lol

He works in chingford and drives in, so Essex would be helpful, tho the nice places near there aren't nice at all in my opinion. And the ones that are are waaaaay out my price range (Eping etc) where abouts do you live that's fine? It sounds promising? I'm originally from Rodmersham (a village outside Sittingbourne) wouldn't mind that set up a nice place on the outskirts of a dump lol.

Gravesend is fine - again look for houses on the outskirts rather than near the town.

Rochester and Strood are one of the nicer Medway towns. Avoid Chatham. Gillingham is slowly changing.

Hi Becky, I am in the same position as yourself.Currently living in Thamesmead, which I loathe, but moving to Dartford fingers crossed my offer is accepted. We are looking at a small 3bed for 220, it is actually smaller than the 2 bed we currently reside in, but I dear we won't be able to afford anything else.

Where abouts in Dartford you moving too? Yes agreed Tahmesmead is an interesting place, anything is better than there to be honest lol.

And gravesend sounds like a better bet then. My little one is starting school next September, so keen VERY keen for her to start school in a place that's nicesh, and NOt thamesmead lol.

Hi, we are looking at west Dartford, avoiding DA2 areas as I would love to be able to walk to Crayford(Zone 6) much cheaper.I have friends in Gravesend as well, they love it, so I'm sure you'll be fine there as well. Lots of fab schools, in Dartford and Gravesend, if you are religious you will even have more to pick from.

Diva I forgot that Crayford falls within the London zone. It makes a difference to travel fares!

I have a few friends in Gravesend and they enjoy living there too. It is becoming very mixed culture wise which was important to friend. Their dc are very happy at school. Good schools include St John's (Catholic), Riverview and Holy Trinity (C of E).

the bits near Dartford grammar are nice as are most of the areas off of shepherds road.

Can you compromise on a 2 bed in a slightly better area -then save and borrow more in a couple if years time to add a 3rd bedroom (ie look for something with a lift you can convert? Or even a separate dining room which you can use as a third bed until you can afford to concert loft?)

yes a 2 bed with a loft sounds .Open- train fares are a killer it is quite a difference between Dartford and Crayford.We have opted for a smaller house and cheaper train fares as opposed to bigger house closer to Dartford.

My partner will be driving as he's a football coach and needs his equipment with him. I could compromise for a 2 bed, but ideally wanted a 3 as I have 2 young children and I'll be childminding. What areas would I be able to afford for a reasonably sized 2 bed ?

i have lived in greenhithe for 4 years it is a nice area with friendly people from all over esp south london. i now live in herne by as my husband wanted to retire by the sea its horrible people are old and stuck up here kids are drug heads my teenage daughters been bullied there are lots of dodgy areas dont believe all you read. also greenhithes a lot cleaner than here i recomend it and we are trying to move back but property is dearer now but outskirts are cheaper.
