Good tenants has asked for 12.5% rent reduction on renewal

I dont know what to do and must seriously consider the cost of getting new tenants.

Currently the rent they pay is distributed the following way:

I wouldn't even have bothered the landlord with this if it was a property I managed. Certainly wouldn't ask them for compost!

They must think we are minted. They arrived from abroad in the night, and I had put milk, youghurt, butter, bread, cheese and cereals in the fridge for them so they should have some food to start off with, coming late on Saturday night (to a country with no open shops on Sundays)

I'd be inclined to tell them that you have researched the area and it seems they have a massive house for the price of a two bed flat.

I'd say they are being a bit cheeky tbh.

I wouldn't make any concessions- just point out that they have already got a sweet deal, and the are welcome to check out rental prices on equivalent properties in the area.

I was wavering until they asked for garden stuff. Cheeky feckers. Call their bluff!
If it's a landlord's market they have an even weaker position.
Your perfectly good answer is 'no, it's a good price already and I cannot afford repairs if the rent decreases'.

They sound like they are taking you for a ride.

I have paid for all the compost, lawn seed, plants that I have planted. Lucky for my landlords I love to garden and have left all my rentals pristine and with better gardens then when we arrived .

Your'e asking them to keep the garden tidy not plant it up. If they want to prettify it then let them spend a few pennies.

BTW I'd say no to the rent decrease. They sound like chancers.
