Anyone else trying to buy in Edinburgh at the moment ?

I am wondering if anyone else is finding that the market in Edinburgh is really ramping up and moving very quickly, with properties going for way over the offers over prices. We have lost out on two properties recently that both went for well over the home valuation value and tried to make an appointment to view another that was first advertised that day, to be told that they were inundated with viewers and were expecting it to go to closing that week.

Where are you looking? I've noticed that some areas never really had a lull, are as buoyant as ever. Houses where we are (stockbridge/craigleith) seem to move pretty fast, similar story where my parents are (newington). Would be interesting if that effect has spread to other areas.

Come over to Fife. There are 3 large family houses for sale in our village at the moment. For not much more than we sold our 1.5-bed tenement flat in Edinburgh (Shandon) 9 years ago.

We are mainly looking in the Grange and Morningside areas. We don't have the huge budget that those areas can command so are looking for something quite small, basically the worst house in the best street type thing. The last two properties we lost out on were in this bracket and quite unusual, one went for over £70k over the o/o price and the other one went for at least £120k over the o/o price which we were astounded about but assumed it was because of the unique nature of the properties. But then tried to arrange a viewing of a very average property which was inundated with viewers on its first day of advertising (over 18 viewings a day ) and was going to closing that same week. Other thing we have viewed have sold quickly too - closing within a couple of weeks.
We bought our flat here last year in what seemed like a fairly slow market and have been caught out by how different it seems now.
Which village are you in Primal ? We are starting to think about moving further out but having moved here from a small town we love being so accessible to all that central Edinburgh offers.

Yup it's madness isn't it?.

We've lost out on two recently. We are starting to ignore the o/o and just look at the home report value. Things seems to be going for 10% over the home report value! some a bit more than that. One place we we're out bid by 40 grand, and that was 15% over the home report. House was in blackhall.

Ideally we'd like blackhall, craigleith or davidsons mains. We looked at two in trinity today. I'm getting a bit panicky as we've sold our flat and the completion date is looming without us having found anywhere!!

Yes that's our experience too, that things are going for at least 10% and sometimes significantly more, over the home valuation amount. It is a worry as our mortgage company says that often lenders base what they will lend on the home valuation amount.

It feels like we are stabbing in the dark tbh, trying to work out what price a property will achieve and can empathise with you feeling a bit panicky as the market seems very competitive.
