Getting house ready for going on the market

We're getting ready to put our house on the market. At the moment our third bedroom is set up as my DH's office. The words of Sarah Beeny are echoing in my ears and I know we need to turn this into a bedroom for marketing purposes but I was wondering if we should get a single bed to put in there or if we get the cot out of the loft and show it as a nursery would that be good enough?

First time seller so happy for any other pointers too.

If the house is aimed at ftb, then a cot would be fine, I would have thought.

Other than than - everything should be as clean as you can get it. Declutter but not to the point of removing all evidence of human habitation.

T depends where you are, I think. I just marketed a flat in London in the most abominable state with sitting tenants and it went for asking within a few weeks. I truly didn't think it would and even asked agents to pull pictures etc.

Not in London, in a suburb of Edinburgh, nice area but still need to make an effort to make sure get the most out of it.

Edinburgh has really picked up. I'd just go with the cot.
