Second viewing on my house today - advice please!

Hello

I have a second viewing on my house tonight- feeling nervous!!. I haven't met the viewers as the EA did the first viewing. Any advice for making it as positive as possible? I'm thinking of just a warm welcome and then inviting them to look around by themselves and being available to answer any questions. Many thanks Smile

That sounds perfect, there is nothing worse than being shown round by the vendor because (unless you are very rude Grin) you have to be polite and say positive things.

If you wanted to say something like 'we would need to replace the bathroom' or 'we'd have to get rid of that vile wallpaper' you wouldn't want the vendor listening.

So yes, welcome them in, tell them to look round the house at their leisure and you will be happy to answer any questions etc. Good luck Smile.

Absolutely. Just be welcoming and friendly at the door and go hide in the kitchen ready to answer questions if necessary.

Yep - welcome them in, tell them to look round wherever they want, and to give you a shout if they have any questions at all. Tell them you will stay in x room to keep out of their way (or if nice weather maybe say you will sit in the garden).

Thank you all Thanks . I soooo hate doing viewings (hence the EA doing the first one) as I feel so awkward. I hate going to view houses myself even more! Keep everything crossed for me Smile

I'd advise to mention various positives about the area/neighbours/transport/parks - it really helps buyers sometimes. I always find it much more useful to meet the vendor (if they are friendly) because EA's can't answer all the questions. Also if you've done any work to the house, you can point it out, etc.
What I mean is, don't just hide and be passive, volunteer some positive info,
