Anyone here looking to move to Orpington?

My friend is impatient to go travelling - she has quit her job and is determined to have the time of her life after a rather shitty spell. Onwards and upwards!

House has only been on the market for 4 days, but I've assured her you lot will be kind and this could help spread the net Grin

What is the junk bottom left on photo 1?

Photo 2. Declutter the room completely, hang the curtains properly and I am not sure if it is my tablet but is that a stain on the carpet at the sofa? If yes, get it cleaned properly.

Photo 3. Take everything off the counter tops. Leave just the kettle. Get rid of everything on top of the units. Smacks of no storage.

Photo 4. Hand curtains properly. Why is there a Hoover in the dining room?

Photo 5. The gardens needs a tidy.

Photo 6. Get rid of the TV and all the stuff on the bedside table. Make the bed properly.

Photo 7. Horrid bedding. No bedside tables. Get these sorted if you can. What is that on the right of the photo? Looks like an ironing board may be?

Photo 8. Get rid of all of the toiletries and out in some nice clean towels.

Sorry to be so harsh. The agent has not done a good job here of advising your friend on how to present the house best for sale.

Also with the kitchen photo. Sort the blind. It isn't hanging properly and get a kick plate because the flooring doesn't not go all the way to the wall under the units.

The photographer used some wide lense the pics made my eyes go funny!!

She should ask for a refund for the photos.
Nice enough house but I immediately think 'no storage' especially as the only place for the Hoover is right next to the dining table.

And the curtains....

Gosh you lot are harsh. I've seen much worse photos- photos of the house I'm currently buying were crap. I think people do look beyond them usually, if it's the type of house they want.

But I don't want to move to Orpington OP, sorry.

Maybe she will get lots of viewings. If she doesn't, and while she waits, she needs to declutter as directed above. Get the skip out the front picked up. Maybe buy a few big pots and fill with bedding plants. Then get the photos re-taken.

Is it really a highly desirable part of Orpington? It seems very cheap to me, from Surrey.

I would agree that the pictures don't show the house in its best light. It looks like they've caught next door's junk on the external front shot and some of the rooms are unnecessarily untidy and unfinished (wonky blind & missing kick boards in the kitchen). A bit of weeding in the garden. Simple things, cheap things would go a long way to get people through the door

Dreadful pics, but for that price, they need to invest some money in staging the house - it looks like a run down student house, no character at all, bland bland, bland. Id look at that and think how much money Id need to spend getting it up to standard.

pic 1: Zero curb appeal. Whose skip is that ?
Pic 2: Curtains
Pic 3: declutter worksurfaces, and top of cupboards. Get rid of tea-towels. Sort blind. Get kickboards, as mentioned above.
pic 4: Curtains. Declutter. what is that next to the hoover on the floor? What is behind the hoover?

Pic 5: Clean up the patio! Get some pots and make it look more inviting.
Pic 6: Looks like a student room. Declutter, buy some nice bedding - like a pack with a runner for the end of the bed.
Pic 7: Soulless. Buy nice bedding, and a BIG print for that wall. Maybe a little bedside locker with a nice lamp.

Pic 8: Buy a bright shower curtain, and matching towels. Declutter.

The very most it would take to make that house look nice is 1 day. She should do everything people above have suggested.

And hide the hoovers. That's the worst photo in my opinion. Makes it look like there's nowhere to put the Hoover.

And those yellow bags out front look terrible.

It really does need a bit of tidying/cleaning/decluttering and tlc, especially the curtains/gardens and rubbish in the front (is it in her garden)?
The back garden could do with a small table/chairs set to make it more inviting.
It looks a decent sized house but the way it is presented is quite depressing in an unloved student house kind of way.

OK, thanks for the replies. I have spoken to my friend who confirms the kitchen floor has only just been done and needs to settle before kick-boards are put in.

Have passed on all of the other issues with the pics and she will speak to them to re-take if needed but she have had a fair amount of interest already so with luck she will be under offer fairly soon. Thanks for your comments.

I also thought 'student house' - which implies dirt and lack of maintenance. Even if this is not the case.

but it is London and anything sells.

Yes Madbus she's had loads of interest already so I don't doubt it will go fast. I was trying to help her spread the net as I said, and at least everything mentioned can been easily rectified and only minor cosmetic issues. It's a big house in a good area so will do fine Smile
