Looking for some advice on a property I'm renting from a letting agent

Been in the house since jan so nearly 5 month and starting to feel I'm being messed around
There's a wardrobe door ( daughters room) that's broken letting agents knew this before I moved in from the end of jan I've had a guy in doing the repairs that needed done he looked at the door and took the measurements
End of feb had my first inspection from letting manger wardrobe still wasn't fixed and he asked told him was still waiting he said he would get on to it
It's now the end of April nearly May and still not fixed and no word
Also there was supposed to be a guy coming round to do a landlords gas safety check but I have no idea if anyone has been

Went to the council as I'm on the housing list they took my landlords name plus the letting agents name as well they were going to try to contact them about the two matters above haven't a clue if they got anywhere with them or not

I'm thinking of going to the rented advice panel ( think that's the name ) is this a good idea?

Have a few questions too
With rented places does the landlord or letting agent have to freshen the place up before next tenants move in ?
(Only ask as the past tenant moved out 2 days before I got my keys )

Think I've got down what I wanted to say anything else you want to know just ask

was there an inventory? what did it say about the wardrobe? is that the only issue?

unless landlord has key to come and go and you happy with that.... then you usually need to arrange yourself with the gas safety check person to let them in. ie landlord/agency gives you their number so you can call and arrange apt for your convenience

does the landlord or letting agent have to freshen the place up ?

well the place should be as per the inventory... if it was big mess you would have told ll/agency and maybe got in professional cleaners... and charged the agency/ll

no, the place does not need to be refreshed every time for paint etc, but it should be thoroughly cleaned so you start with a clean property and leave it the same.

you must have a current gas safe certificate, it is illegal otherwise. There is a template letter on the Shelter website to demand it.

Yes the wardrobe was on the inventory along with everything else I also included a few things

As for the gas safety I got a letter a week before the 16th April from a guy the letting agents employ to do the gas safety check said was due on the 16th and if I wasn't happy with the date or wanted to be in I was to phone also said if I wasn't going to be in they have a key but if that's the case are they not supposed to leave me something to say they have been

This is my first property I've rented so new to all this

you are legally entitled to a copy of the gas safe certificate. Get in touch and demand it NOW.

your deposit should also be protected.

first time for everything, but you do need to be an informed tenant, as you need to be informed about most things in life. Start with the Shelter website and do some reading up.

That's a site I'm visiting next on the CAB one just now think I'll take see them tomorrow also looked into putting in a complaint

That doesn't seem much to be complaining about. We're renting and just get used to the little inconveniences. Is the wardrobe so broken it cannot be used? That would be different I suppose. But tbh sounds like not a lot - and yes, it sounds like they let themselves in to do the check (and by not responding to the letter you've given permission for this).

It's a mirrored wardrobe door can only use one side as the other side is hanging off
It's the fact it was in the list for repair all the other stuff was done
On the gas safety should they not have left me a copy of the check or at least have let me know they have been

as I have already said, yes, you should have a copy of the gas safe certificate, so you need to ask where it is.

I have used three different Gas Safe Plumbers over the years and each one has left a copy with my tenants so yes you need to demand your copy.

the gas safe certificate comes in 3 parts and one explicitly says 'tenants' copy'.
