They are both the same price
House number 1:
Is a detached thatched cottage
3 bed
77 sqm
Big garden
Needs work and a general tidy up
Has potential though
Is in a village location

House number 2:
Same town we currently live in which we like very much
House is a Georgian 3 bed town house
Terraced
113 sqm
Doesn't need work

What would you buy?

I think number 2 has to be it.

The thatched was lovely but will be expensive in the long run and size wise is really only suitable for 1 child and baby, no more and I think at that would be a squeeze.

House 2 has 3 good sized bedrooms plus a fully converted cellar which they are saying is bedroom 4, so wouldn't have a problem fitting everything and everyone and every pet in

I'm glad you're avoiding 1. I came on to scream 'NOOOOOO' at thatch!

We're in a Georgian house in the centre of a market town, parking is time regulated and can be a pain but it has never been an irredeemable pain. Certainly I can get everything I need on foot if I want. On non working days I stash the car in an unrestricted side street, usually less than five minutes walk away.

I'd offer high on number two if you're sure it's the one. It sounds gorgeous. I wouldn't even consider the first one with thatch.

But I'm still not sure with the kitchen needing am doing that is want to go over that

We had a similar issue. A house all decorated perfectly in a fine but not so great neighbourhood versus a house in need of total redecoration (sound structurally) but in a neighbourhood we will really appreciate. We went for the latter. Good luck!

Number 2, every time. Number 1 sounds a good place to have a holiday in but not to live in. Poky, spidery, awful for teenagers... But 2 sounds like my dream house.

Number 1 for me. I prefer detached, and a village location. The lack of parking would be a deal breaker for me with house 2.

We still can't decide.

Offered on house 2 yesterday morning and we still haven't heard.

We are going for a third viewing on house 1 tonight and will probably go for that one now.

We need to move fast and can't risk the people selling house 2 dragging their heels already and it's not a good sign of what will come

Reading your other post OP I don't think the vendor is dragging their feet they are considering the two options they have, if one of you is willing to pay more but the other is in a better position then there is some thinking to do.
