Completion statement and estate agent fees

Hi everyone,

Our solicitor has sent through the mortgage report with the mortgage deeds for us to sign. She has included a completion statement which shows the payments we are making and how much money is left over at the end of completion.

The statement doesn't mention estate agent fees but the 'proceed from sale' figure is about 4k less than we expected (which is about what our estate agent fees are).

I'm guessing that the estate agent fees have been deducted from the proceeds as I thought your solicitor transferred the money to the estate agents. Does this sound right? Did your solicitor action the estate agent fees or did you have to send them payment afterwards?

Our solicitors are now shut for the Easter hols so I can't speak to them for a few days so hoped some mums netter might be able to shed some light!

Thanks,

I think it is usual for the Solicitors to discharge the commission account from the proceeds of sale on completion. It should have been mentioned on the completion statement.

solicitor should indeed pay the agent.

call them after Easter and ask for a corrected statement that shows exactly what is being paid to whom.
