Landlord wants to sell but we have a fixed term tenancy

We are signed till 15th march but the landlord has decided to sell. Where do we stand?

you stay standing right where you are at the moment! Selling the property does not affect your lease. The new owners become your new landlords.

you cannot be evicted for any reason connected with the change of ownership.

so the property goes to another landlord and comes complete with tenants. Everybody should be happy.

you do not have to allow viewings, but as the place won't go without them take charge and suggest something like open house times, with all viewings at one go.

it may be in your interest to progress this sale, because if your landlord can't afford the mortgage and the place is repossessed then you will be out.

Smile. Landlord/tenant is all about communication, get in touch with him, see what the plans are and consider making that offer about viewings. That way you are being helpful, but stay in control of what is your home.

Does your contract have a break clause in it?

Check you dont have a 6 month break clause (this is quite usual), in which case the landlord could ask you to leave at that point.

should have said ..... just speak to the landlord, its my guess he probably doesnt want to sell but has to through change of circumstances, should be a honest exchange!
