Its up with dual agents and we put an offer in with one and someone else has an offer in with the other EA.

Vendor (developer) has said its a first to sell gets it.

How on earth do we get our house sold quickly? But for a near asking price.

You can try all the usual tricks, like making coffee etc, and decluttering makes a big difference, but the one thing that really made our house sell quickly last time was the agent bringing buyers around consecutively with a small overlap to create the impression of competition!

Have a open house? I've been to one and there was a massive buzz about it. . Lots of people going straight outside and getting on the phone and the house was under offer by the end of the day. If you only have it on for an hour or so then hopefully lots of people will overlap.

House is gorgeous.

I would have a look at what's on locally at the same price/a bit less and try to think realistically about whether yours would be first choice for someone with that amount to spend. If not - reduce the price.

Thw floor plan makes it look like you have no bathroom. I'd ask the agents to change that. Lovely house though.
