house being valued tomorrow, questions to ask?

As the title says really. We are thinking of moving (or extending but think this will cost £££ more than moving) we need a 3rd bedroom. We have 2 agents coming out tomorrow to value our house, we have never sold before so wondering if anyone could suggest any questions I should ask them?

Where do you live? If it's in the south you'll get over whatever they value it at anyway, probably by £30 or £40 grand. It's a seller's market that's for sure.

We had our house valued for sale and all three agents valued the property and then told us what sort of offers we should seriously consider, so do ask what would be a good offer. All ours told us anything within £5,000 would be good, but to think about less than £10,000 under. We had offers of £6,000, £10,000 and £7,000 so this fell within what the agents were thinking.

Yes we are in the south east, Suffolk. Prices are rising here and houses on our road have been selling within a couple if days so the market is good.
