do I need a lawyer to agree a lease on an office?

I've found an office space, it's quite small and it's only a short lease (under a year). The agent takes it for granted that I would have a lawyer, and that my lawyer would agree the lease with the landlord's lawyer. I have contacted a firm, who want £3,000 to review the terms of the lease (and more if I want any searches conducted). Do I really need a lawyer? It will be a short, simple agreement I assume for such a short lease. Obviously I'd feel more comfortable if I had had a prfessional look at the lease, but this is such a lot of money I feel.
