I am going so sound very green asking this but here goes:
We are looking at 1260 sq ft house for sale in West london currently configured as 2 flats, i.e. 2 kitchens, 3 beds, outside loo. I realise the answer to my question could be how long is a piece of string etc... BUT can anyone give me a ballpark figure for a complete renovation (with side return) - is 100,000 naive?

Do the windows need doing? That makes a huge difference

yes. and electrics... estate agent reckoned 200,000.

The estate agent is right. If the windows need doing the minimum would be 150k depending on the spec and if you could do any work yourself assuming the extension is tiny. 200k would be more reasonable especially if you use an architect or project manager
