Buying a new build. Any tips?

It's a big detached so no issues with small room sizes. It comes with carpets and light fittings which I think is a really good deal (many of the others we saw didn't).

It's not finished yet so please tell me what things I should look out for.

The developer is taking over the sale of this house and paying our estate agency fees, has anyone had any experience of this? What can we expect?

Are you buying on a development or is it a one off house ?

Check that turf and fencing is included as many developments don't in my experience.

Get a snagging survey done!

Make sure electricity in the garage is included.

Check on the process for dealing with issues arising once you have moved in e.g. cracking plaster, plumbing issues. Go round before exchange of contracts and do a detailed snagging list, preferably with someone knowledgable about building and ensure liability for all these all these issues are accepted and a plan us in place to deal with them.
