Survey advice please

We're looking to buy a house built c.1967-73. We've asked for quotes from a few local companies for both homebuyer and full structural survey, but money is quite tight.

One company suggested just homebuyer survey unless the house was over 90 years old, another suggested full structural survey if the house was built later than 1980.

The property was purchased approx 6 months ago, and the owner had a homebuyer survey, which revealed no problems. We're wondering whether we should
a) use that survey
b) commission our own homebuyer survey
c) go for full structural survey

The area has no problems with flooding, no houses show signs of subsidence, and there are no planned developments/road widening schemes.

Grateful for advice please, preferably from those in the surveying business.

not in survey business, but if you have no survey you've no insurance against the big ones, subsidence and woodworm.

surveyors are not brilliant in my experience, but they are an unavoidable expense.

I'd be more worried about why they are selling after six months!!

Thanks special

We have had a few quotes today and some really good advice and have found something that sounds just right in terms of the checks we need.

We do know why they are selling, and it's not something that causes concern, just not something for general sharing.
