How important is it to have everything done & tidy(!) for a valuation?

Just that really.. Still have a few little bits to do like paint house exterior, tidy garden. The house is messy today though but new kitchen and bathroom etc! Do EA see through this? Thanks

EA will see through - it's the viewings you need to be ship shape for! If you genuinely intend to paint the house exterior and sort the garden, tell them. To make sure they're listening, ask for an evaluation without and an evaluation with the upcoming changes.

Thanks very much both of you :-) thought that maybe the case - didn't want to summon the energy to clean like mad just for EA iyswim!

Nothing wrong with getting the EA round if you are wondering about the evaluation, and wondering what it is and isn't worth spending money / time on, and you can get advice on that at the time.
But if you know you are definitely moving and you know what you are going to do beforehand, then probably might as well wait until you are all ready.

We got three quotes in and I asked all agents if there was anything we really should change/hide/present in a different way and all said "no". The only comments I got were that people don't like to see dirty bathroom grout and to present it as clean and tidy as possible.
