Me and my DP have put money down to reserve a house to rent for us. I'm a SAHM and he has just changed jobs so therefore in his probation period still. We will be receiving benefits to help us afford to move out (we are living with family at the moment) but the more I think about it, the less likely I think it is we can get it!
They'll say no won't they? We have good credit despite this.
If they say no can we appeal and get a guarantor? They do say on the contract "if we need a guarantor it will be an additional £30"
So nervous - first time we have ever lived alone!

'they' are the landlord, with whom you will have the contract, even though at the moment you are dealing with the agent.

the landlord needs to be sure you can pay the rent. So your job is to provide evidence that you can. That will be by providing a guarantor rather than waiting for a refusal. Also provide references, and if you've lived on your own before mention that, someone who has previously run their own house is far preferable to someone who doesn't know how to wield a mop and duster.

HB tenants (especially those who work) are not necessarily a no-no depending on the landlord's insurance policy.

make sure you can afford all the other bills too.

Don't be nervous Ive just moved out on sat there was excited then had doubts the day before had to keep telling myself its for the best as I'm 30 and daughters 10 so far I'm ok just a bit annoyed with the heating lol I work part time and had to prove what I earn and what benifits I get they also wanted proof that I will get housing benefit if I didn't I would have had to either get a full time job or get a gaurntor

Thank you, first time we've ever rented at all. Or lived alone. agh I just need to know! We should know in the next 3.5 hours...

Know that feeling all to well but we all have to do it now I'm out and that's nearly a week I couldn't move back to my Mums now good luck x
