Did anyone offer around 10% under asking and get it accepted?

I think its overpriced anyway, and that 10% would bring it in line to what I would expect to pay.

Any one localish bought recently and got any useful info!

we have just purchased a BTL in Arborfield, was on the market for 260k and we offered 250k hope to complete end of Feb. However prior to that we went to sealed bids on two properties in Reading. One was on for 235k and sold for 250k, other was on fro 240k and went for 250k. Other properties we weren't even getting through the door.
These were all 2/3 bed homes though, something in the higher bracket would probably be more negotiable.

I am struggling to get through door for some. looking about 250-270k 3/4 beds. They go on I get appointment to view then gone. this one however has been sat for 6 weeks at 285k I think its over priced.

Sounds like it to me too. We only got ours because we are investors who were proceedable, the couple had just lost their buyer and were going to loose their purchase. I think marketing it at 260k was them chancing their arm tbh, it wasn't going to go above 250k.
What are is it in ? Maybe make a lower offer after gauging how much interest there is from the agent.

its in calcot near m4 junction 12. its had no offers and 2 views. I am going to see it tomorrow. they have another viewer sat. but its the 8th week.

Everything else in my range has sold in a week recently!

this is not such a nice looking house, lacks curb appeal but has the space I need with 4 kids.

10% less would be £265500 which I could afford ( bloody higher stamp duty though)

Yes I think that is an acceptable offer I think. Popular area so if it hasn't sold must be over priced or like you say they are not getting people through the door as it isn't very attractive. The market here is mental at the moment. Best of luck Grin

Havetowearheels- do you have tenants? We privately rent in Arborfield and fed up with paying ludicrous agent fees when we renew etc. Would like to rent without the agent involved- both professional and we have a 2 year old son :-)

not yet but they have stepped up their search now. think they had slowed it down as not had loads of interest in their house.
