Quick conveyancing needed

Have finally had our reduced offer accepted on a property. We have a mortgage offer, but this runs out on 31st Jan. Can anyone suggest a reliable firm who can work quickly please? Our solicitors have quoted 6-8 weeks. Thank you.

We used the ones that the Woolwich sent out. Esurv we found them very good and went out very quickly.

I hate to say it, but less than three weeks from offer accepted to completion is virtually impossible. Whoever you go with, much of the timing is out of your control - you're unlikely to even get all the searches back by end of Jan if you start today.

Is there any possibility of extending the mortgage offer? Is there a reason why you won't be able to get another offer?

I agree with brumeye searches can take this long. Call your mortgage company and explain they may extend the offer by another month.
We did this back in 2008 when the banks were tightening down and they just extended ours for another 6 months with no problem at all.

Thanks for the replies. I have contacted the mortgage company to ask for an extension. I know we are cutting it fine. Had a survey and asbestos survey. These all caused the delay. Could get another mortgage, but have secured a really good rate, so don't want to lose it.

Yes they appear to be surveyors. Have now got a local firm who will put through ASAP. Thanks for the replies.

is it freehold or leasehold? if the latter, there will be inevitable landlord related delays too.

Searches shouldn't take that long, not conveyancing searches at least. But it all depends on the area you live in.

Drainage, enviro, chancel, coal and such searches take 24 hours max (chancel and coal are instant). The Local depends on the authority. If you get an Official they tend to be quicker, most authorities with 10 days, some much much less. I work for a conveyancing company, and 9 our of 10 searches are fully complete in 8 working days (assuming the solicitor actually orders from us immediately).

Freehold and is in South Lakes. Our new solicitors are really getting on with it now, so hopefully won't be too much longer. Thanks for all the replies.

You should be able to extend the mortgage offer by three months if time runs out
