Loft conversions- how much?

Just out of interest- how much, roughly?

To put one bedroom in a 4-bed detached house, possibly with a loo and basin but not essential.

We were quoted £40K some time back which seems outrageous considering you can build a whole house for around £100K.

Hi. We're just getting quotes in for ours now- above a 3 bed semi. Bedroom plus ensuite. Our quotes have been about £27-£30k, though once you add in the actual bathroom bits, redecoration etc I expect the final cost to be £35k+. This is in Manchester.

I'm also in Manchester in a 3 bed semi and am planning to do this next year - haven't got any quotes yet but am planning for a spend of around £35K. completely outrageous but having done lots of website trawling, this seems to be price they are...

Thanks. Out of interest, how does the stair case work? We have an almost non-existent landing, and I am assuming the new stairs would go via the tiny 8x8 4th bedroom, so we'd lose a bedroom, create a landing or 'snug' but gain a bigger double bedroom.

Think it depends on your house- interestingly our three quotes have different options for this

Ours worked out at about £35k ish for a dormer conversion, out to the apex, with bathroom. Our staircase turns over the old one, it's not ideal as it cuts across a window, but it doesn't impinge on the rest of the upstairs, so handy that way. We had an old loft conversion/death trap so we were slightly limited in working with what was left of the original house. I think it probably would have been cheaper to do from scratch. I'm in outer London.
