Anyone sold without an estate agent?

We're expecting to put our house on the market in a few weeks. I've heard of people doing a 'private sale' but don't know much about it.

How do you go about it and what are the pros and cons over using an estate agent?

I think We could have managed without an agent. The day after we signed to put our house of the market with the ea, we told our neighbours we had put our house on the market. They announced they had a friend desperately looking to buy on our estate. Our first viewing three days later was with their friend. She put in an offer the next day at pretty much asking price. That's pretty much all the ea did and our neighbours mentioned the house to their friend before she saw it with the ea. heigh ho, it might not have been so easy and tbh I was just glad for the quick sale.

My parents did it. They stuck a notice in their window saying the house was for sale and instructed a solicitor. It was in a very sought-after area so they didn't need to advertise to get offers. I imagine they could have got more money if they'd tried a bit harder.

I started a similar thread recently but rather than private we are thinking of using an online agent Emoov these seem to have sold a few properties locally. Plus for £395 one off fee it seems better than having all of the hassle (negotiating price, sorting out problems etc). We are downsizing due to financial reasons (plus the house is always cold) and every penny from the sale counts.
