single storey house extension

We are going to do a single storey house extension. Extend our living room by 3 meters into our garden. It's a terraced house and both our neighbours had it done. ( We have just bought the house so do not know any details).
We have arranged some builders to have a look for the quote.
We are not sure about doors/ windows we need. Do you think we need a roof windows? I'd like to avoid them.
Will the builders give me some plans? What shall we ask them?
Can you please give me some advice?

We had a builder around recently.

We have no plans and no idea how much it will cost.

He is going to chat to the council for me to see what can and can't be done. He is going to do basic plans and he has someone who can do technical drawings and he has contacts with a structural engineer. He thought building control signing off, the structural engineer and plans should come in at just over £1k.

We are extending the kitchen by 3m in a semi detached property.

Once he gets back to us with a rough idea then we will be able to work out if we can afford it.

Similar to ours. We had bi folding doors across the back and a velum window in the extended roof - well worth it, makes the whole kitchen really light. We also had a small utility room put in. Ours was about £34k all in, but that included new kitchen, flooring, etc

We have checked in our council and we will not need a planning permission. There are some new regulations and we can build with just building inspector coming and checking what we do.

Just mentioned the new regulations to the builder who is coming on Sat and he had no idea what I was talking about:(

I am not sure about roof windows because of:

  • cost
  • they are difficult to clean
  • noise ( rain)
  • extension is to the south so it will be a hot spot ( no one likes to sit in a direct sunlight, furniture will be fading)

With just folding doors I will not have any windows to open just to get some fresh air...
