So, we've been in the market 2 weeks. Had an open day & an offer then 5 days they changed their minds and have withdrawn their offer.

I am so fed up!

I know it's better to have happened now rather than further down the line but .... So annoying!!

It's 3 weeks until Xmas , would you wait & remarket it in jan? Or just hope for the best and hassle the estate agents to do more viewings?

Spoke to my neighbours this evening & they weren't surprised the offer has been withdrawn
Apparently during the open day they had heard the EA talking to the viewers outside & said something along the lines of...

'Well legally we have to inform the sellers of your offer but you have a reputation of pulling out...'

Shouldn't the Ea have mentioned this to us?!?!?

As you've probably signed up to a 12 week contract with the agents, I'd let them do their job and show anyone around who is interested. One thing I personally might ask nearer Christmas is to try and get viewers to give 24 hours notice in case you've got visitors, that way you can perhaps plan to go to theirs instead or out for lunch. We've been keeping on eye on the market locally as we putting the house on market immediately after Xmas and three out of four houses (which we might have been interested in) which have come on the market in the last two weeks have sold, so you never know.

Stuff is definitely still both coming on to the market, and selling very quickly around here. I suppose it depends on your local market. We are about to sell our house in another part of the country, and all the agents said there was no point till the New Year, because it has stalled completely already.

I would be annoyed with the EA though. We had the same happen to us last time we sold, and the agent then said we'd need to drop the price because people knew the house had already been on the market, and not sold. I'd have the conversation with them about with holding information like that, it's really shoddy.
