Is it possible to sell a flat privately?

I have a 1 bed in hackney now needing to buy somewhere with more bedrooms, for obvious reasons ;)

Reading up on selling privately. Anyone had luck selling theirs without an Estate Agent?

Getting ready so that I can put mine on the market in January whoop whoop!

Absolutely possible and if I had the time (for viewings) I would do it.

What is the market like in Hackney? Are there lots of buyers?
Can you put a for sale sign up? Attract those local buyers? Can you do viewings at short notice, weekends, evenings?

If there arent many buyers then an estate agent will be able to market your property more effectively. Although you can get private ads on put on rightmove for about £50.

Is half a percent.com still going? We have friends that sold through them.

Hackney (well all of London) is mental for property at the moment.

I'm seeing friends friends flats go on with estate agents one day, open house the next and then sold to one of the buyers.

Just wasn't really sure how to sell privately. I don't think a board up would help as if you don't live in a certain bit of london it's a rare chance you'll be hunting the streets for boards...

I'll look up half a percent thanks! Could you ask you're friends what it was like to use?

:)

Yes that's it. It was ages ago but they said it was very good and a positive experience.

There are agents you can use to get your property onto rightmove and zoopla etc. you won't have any issues selling a flat in hackney. In fact I know someone looking for a flat in hackney if you want to PM me!!

I'd like to know where to find the sellers who are selling privately! I'm looking in London and would love to help them save on EAs fees in exchange of me not competing with dozens of people, just to have a quick and smooth transaction. But no idea how to connect with these vendors - are there sites? though of course if it's on a site it's still the same for the buyers pretty much, sharp elbows needed !

Beagles where in London and what is your budget? We may sell privately and looking for private buyers next year.

Sunnyshores · 03/12/2013 10:47

If you were looking for a flat in a certain area, you would hunt the streets, or ask friends in the area to keep a look out, renters in area, wanting to now buy, buses going past, people working in the area wanting to move......So definitely a board will be a huge help.

Apart from that, gumtree, local paper, ad in local newsagents. If as the above buyers suggest finding a property is hard then there will be people looking in these places. Rightmove will be essential too.

myhouseadvert.com £60 a month
myonlineestateagent £300

hi sh77, I'm quite flexible on the area, at least would consider areas I don't know (I had lived in london before for a long time). Will pm you about the budget.

lalalonglegs · 03/12/2013 11:37

I've sold a couple of times using an agency that have recently opened in the area and have introductory rates of 0% or 0.5% so I'd have a look around and see if there are any new EAs moving in and approach them. That way you will get a (hopefully) professional service for very little cost.

BranchingOut · 03/12/2013 13:31

Remember that you can negotiate, hard, on fees! We did that in a similar area of N London.

Putthatbookdown · 03/12/2013 14:24

I would get 2 or 3 agents round for valuations first of all You have nothing to lose See what they say In the end it is just a game remember
