We're thinking of extending into our side return / patio area and wondered roughly how much it might cost, how long it might take, and whether its within permitted development (therefore don't need to apply for full planning permission?).
We live in a detached Edwardian house, and have a typical 'L'-shaped house (so a large, under-used patio area). We would like to build in the patio area and knock the kitchen through into it, to create a big eat-in kitchen / diner.
We are in the south / south-west. Any ideas on costs / time scales etc etc?
