How can we improve my home?

We have a limited budget to improve my home and I am working on ideas.

It has a small kitchen, we can extend using permitted development rights. No plans drawn have as of yet been drawn up.

Two builders so far have failed to show up to give ball park figures or to talk through the possibilities.

What do you think of this?

Extend kitchen to the rear. Then add a brick shed, under permitted development rights, to the side of the extension to use as a utility room/storage area?

Well, it depends on a lot of things: size and format of your house, do you have a downstairs loo? What proportion of your garden are you going to sacrifice?; is this for your family's benefit or for resale?; if for you, how many are you, and what do you want/need of the house?; if for resale, who's your target market, and what's the competition?; and, obviously, what kind of money are we talking about here?

My house might benefit from the kind of kitchen/utility extension you're talking about, but because I hope to be here for a LONG time, I don't think I could justify any major remodelling that didn't at least take us in the right direction for a downstairs loo, even at the cost of the big kitchen or separate utility room.
