How much did your extention cost?

And what did that include?

Trying to get a rough idea as the quote we had today seems very high compared to others we've known. But may prices have just rocketed recently...

I know its only a rough way of trying to find out, but if you've an etention/building work what was the rough costing? Did that include knock through any walls? Any steels needed?

Is it a single or double storey you're after?

About £35k for an small single storey (whatever the max size for permitted dev is). This included EVERYTHING, new kitchen, flooring, bi folding doors across the back, absolutely everything.

Single storey across back of house. Within permitted development so shouldn't need planning permission. But would mean knocking through wall between utility and study to make one big room. Three storey house so will need steels no doubt to keep structure sound though would consider keeping a pillar or two and using it within the ones if reducing a costs.

Nearly £80k for a two storey extension that wraps round the side and back of the house, dropping to single storey at the back. Get kitchen diner, utility, mud room, new en suite bedroom, bathroom and shower room in that, although price doesn't include fitting kitchen or bathrooms (which I will be doing myself mostly). Steels all over the place, didn't seem to add much to the cost according to my quote.

Should have been £40k for single story massive kitchen and garage on the side and round the back of house. Lovely cathedral window and should have included kitchen and drive.

It's cost us loads more. Builder ran off with lots of our cash and its cost more to get things done.

Get three quotes and go for the middle (not the cheapest!!)

About 21k for single story across back of house. Included all building work and some changes to garden, steels to support knocked through back wall. Didn't include fittings or flooring.

£1000 - £1500 per sq meter (depending on where in the country you live) to first fix standard.
