Is this about right for estate agent fees?

1% with no VAT

Plus £40 for Hip report only chargable if sells. So no up front fees hooah.

Trouble is estate agent is not in the area...in different county...is this ok? Doesnt Rightmove sells your house anyway????

I would say 1% is cheap. I would use an estate agent in the immediate area.

We went local, but negotiated a sliding scale based on the offer. 1% was what we agreed for the minimum we needed to move. Then we snuck it up by 0.25% for each extra 10k. Chose the estate agent we did as the specific agent was convinced she had someone for the house - and she did. Sold without going on the market for more than asking (but we live in an area high in demand)

I agree about Rightmove - that's pretty much where all buyers are looking. Based our agent choice more on price and which agents I absolutely didn't want to work with. Ruled out a couple as they were criminal rubbish when we bought our first home.
