Leaflet Drop - House Wanted

I've had a leaflet put through my door asking if I'm interested in selling.

I have been thinking of selling, but as yet not done anything about it.

I would like to call this person, but I'm unsure of what questions to ask. Does anyone have any advice.

What's their position (have they sold/thinking of selling/renting etc)
What are they looking for - presumably they like the area your house is in but may be guessing for example that you have 4 bedrooms, 1/2 acre garden. You can then tell them how closely your house fits their requirements and ask what it is worth to them?
Never done this so not sure if this is the best way to go about things but it's what I'd do actually I'd probably ask mumsnet too

Hi, I thought about asking what their budget is, and as you said how many bedrooms are they looking for. If it is positive I would have to get a few quotes from the local estate agents.

Yes best to make sure you're not massively underestimating what it's worth, if your not desperate to sell you don't need to accept silly offers although you will save yourself agents fees of 1-2% of sale price. Good luck!

I've put letters through doors which stated what we were after and our position. You have nothing to lose by letting them look at it. You could get a free valuation if it was to be taken forward, the agent doesn't need to know!
