Morning everyone. I'm asking this on behalf of my son who would like to be a first-time buyer. Any info/advice on living in these two areas would be greatly appreciated.

Crystal Palace (Crippled Alice) would be a fab place for a first time buyer:

a) East London Line whisks you right into the East End and all places cool/change onto the Jubilee Line for the City/Canary Wharf/normal train into Victoria

b) lovely and surprisingly large selection of restaurants and bars

c) good Sainsburys and local shops

d) park is brilliant

On the downside, it's a bit hilly! Highest point in Sarf London, and has a microclimate eg lying snow when North London is clear!

Thank you for such a fast reply!! I'll pass this on to my son.

Yep, loads of restaurants/pubs/cafes, yearly events like the Crystal Palace Overground festival in the summer and the film festival coming up soon. (even though we lack a cinema, we manage!) It has quite a friendly feel.

A great choice for a first time buyer. Prices slightly less than surrounding areas, lovely high street - plenty of independent shops/restaurants/cafes, good housing stock. Can't think of any negatives to be honest!

Don't know anything about Gypsy Hill, never been, other than Richard Ayoade lives there!

CP is really nice Grin It's Z3/4 but still feels well-connected.

Thanks everyone for your replies. I've passed them all on and waiting to see if he makes a decision.
