Top tips for a First Time Seller please!

We're having our house valued later this week by a few Estate Agents - can you give me your advice about what we should expect, what questions to ask etc. Thanks.

expect a fairly wide variation in the sales price! check length of contract (no more than 3 months) and beat down their fee as much as you can. Also confirm if they will do the viewings (Some agents can't be bothered to leave the office), that they will contact all viewers next day for feedback and that they answer the phone. The last is not a given, sadly.
