Help me find a house in north london please?

We have up to £1m to spend.

Dc will be going to school in West Hampstead. Ideally their commute shouldn't be more than 15-20 minutes. And I'd like to stay local-ish so they can meet up with friends often.

DH and I are flexible for commutes- I drive but he takes public transport so we need decent transport links.

We need a 3 bed minimum, will consider houses or flats (with communal gardens), and have a lot of stuff and frequent visitors so it needs to be a decent sized 3 bed (minimum of 1300sq ft).

We've been looking for over 2m and its getting me down :(

I'm hoping one of you lovely mnetters find a gem that I missed and make my day!

I should add that that is top end of our budget, and if we spend that much we won't have any spare cash for refurbs. So if its pricey, it can't be a do-upper.

How old are your dcs? From 11 onwards I did a forty minute commute to school (st johns wood and later Hampstead to edgware) and I know girls who did that from younger. Its not neccessarily a biggie.

Prob is on your budget and a short commute for your kids areas are going to be limited. I take it you've looked around queens park and Kilburn?

Golders Green and Hampstead Garden Suburb might be good (in HGS you may get a three bedder but it wont be very spacious) and have good public transport (northern line) plus single bus to west Hampstead.

Finchley Central will also have properties in your price range. This will either be two buses to west Hampstead or one and a longish walk, but doable. Again on the northern line.

Both are nice, safe areas full of families. Lots of restaurants and shops.

Look at the Mapesbury triangle. Nearest stations are Willesden green at one end and Kilburn at the other. Very green and leafy conservation area. Either hop the tube to WH or walk it. Our three bed ground floor flat driveway and massive garden cost us under £600,000. There are nicer and bigger than ours for more money including multimillion pound houses. But I am fairly sure you could get something decent in your budget.

You could get a nice 3 bed mansion flat in Maida Vale with gorgeous communal garden and lovely park on your doorstep. V easy to get to W Hampstead. Some have direct access. Morshead, Leith, Lauderdale, Elgin Mansions are all lovely blocks. Good investments too.

Cricklewood - lots for your money and a quick bus or train ride to West Hampstead.
